If you're like most home sellers, you have two primary objectives when you start thinking about selling your home. First, you want the house to sell, and preferably for top dollar. Second, you want to accomplish this task quickly and conveniently without an extended market stay. 

These considerations are not mutually exclusive and in fact there is an inverse relationship between the amount of time a home sits on the market, and the price at which it ultimately sells. That is, the longer a home sits on the market, the lower the perceived value which in turn translates to lower offers and a lower selling price.

While every company will promise to sell your home, the reality of the market is that this simply doesn’t happen. Needless to say, this is highly frustrating for home sellers especially those who are also looking to purchase as most sellers won’t accept your offer to purchase their property if it’s contingent on the sale of your current home. Of course most home buyers need to sell their current house before they can qualify for the financing to complete the purchase of their next home. This can make orchestrating both transactions complicated and often forces sellers who are also looking to purchase to either settle for a home that happens to be available when their current home goes into contract (as opposed to securing their dream home), or to temporarily live in a rental home or hotel between the transactions giving them time to wait for the perfect property to hit the market. How Our Home Sale Guarantee Works:

For our clients who commit to buying and selling with us we offer a Guaranteed Sale Program. Before you even list with The Opland Group, we prepare a comprehensive market analysis of your home, and agree on a fair market value. This value will determine the list price of your home, as well as the guaranteed sale price. You will receive this price up-front and in writing before we begin to market your home. Think of it as a risk-free insurance policy. Once you receive our written guarantee, you will have the security of knowing that your home is guaranteed to sell within 45 days at or above this value, or we’ll reduce our listing commission to half, if the home still hasn’t sold within 90 days we’ll reduce our commission further to just one third, and if the home hasn’t sold within 120 days we’ll waive our listing commission and you pay us nothing!

Our Guaranteed Sale Program begins with a full evaluation of your home by one of our expert listing agents. Our agents are trained to analyze market conditions, compare properties, and decipher neighborhood intangibles to determine the value of your home in today’s market. (alternatively you are welcome to have your home appraised by one of our preferred real estate appraisers at your expense)

After determining your homes market value, we will put in writing our guarantee of an acceptable offer within the specified time frames, or we will sell your home at the reduced rate! What this means to you is that you are guaranteed to get an acceptable offer on your home within a fairly short period of time or you could pay us nothing for the service we provide. This allows you to relax knowing that we are fully dedicated to the task of selling your home in the shortest time possible and at or above the agreed price. If I fail to accomplish this task, my time and effort will cost you absolutely nothing upon closing!

When you list with us we will conduct a walk-through appraisal to not only assess the fair market value of your home and our to recommend a list price, but upon request we will seek to determine the price we would offer you through our Home Trade-In Program. You then have the option of listing your home and waiting while we work to locate a buyer for your property, or you can immediately accept our Trade-In Purchase Offer and rest assured your home is sold. We then allow you to stay in your existing home until we've located your replacement home, and are ready to close. We then purchase your home “as-is” and coordinate back-to-back closing for your existing and replacement home. Our program eliminates the need to for temporary housing or to settle for a home that's less than perfect simply to time your transactions offering one stress free move into your new dream home!

If You Are Not Satisfied With Your Home Purchase Within One Year, We'll Sell It For Free!

While many agents may promise to help you find "your dream home", what happens when your dream home turns out to be anything but. Some times it's not until AFTER purchasing a home and experiencing all aspects of living in the property that you realize you're not satisfied. It may be the home, the neighborhood, the homeowner's association, the school district, the commute, etc. but this wasn't what you had in mind and the home has fallen short of your expectations.

We realize the role a home, and a community play in you and your families happiness and your complete satisfaction is not only our goal, but our commitment. We guarantee that you will love your new home but if for some reason you don't, we will sell it for free. What this means if that if you are not entirely satisfied with your purchase, contact us within 365 days from your closing date and we will agree to list your home for free (you would pay just 3% to the Buyer Broker, that is the agent who represents the buyer for your home).

Before you hire a Realtor, you should conduct your research to determine who can do the best job for you, who has your best interest at heart, and backs their promises with guarantees. When interviewing professionals, ask them what guarantees they are willing to offer with respect to selling your home, and/or your home purchase. Unfortunately, you’ll find that most Brokers simply cannot, or will not make such guarantees and instead only offer empty promises.
