This isn't limited to staging, that is bringing in fashionable furniture and art to make a home show better. This is more extensive and permanent change, such as updating kitchens and/or baths, lighting fixtures, backsplashes, flooring and exterior landscaping to replacing roofs and HVAC systems. Most of the work by Improvio is focused on the kitchen, with secondary attention to baths and the living room.

Request a Pre-Sale Renovation Assessment.

One of their Home Improvement Consultants will be in touch within 24 hours to schedule an in-person visit, or if you prefer you can capture a video using your smartphone to identify those renovations to increase your ROI and sell the home faster.

Estimate.

After reviewing your property they will prepare a custom plan for your home. They will then schedule a time to discuss:

- The property’s as-is list price
- The renovation plan and the associated costs
- The after-renovation list price

If the plan is acceptable to you they will then prepare the contract.

Contract.

You will sign both a deed of trust and a contract that details the scope of work. Once the contract is signed, they’ll schedule the project start date and hustle to help you close faster.

Renovation

Their renovation process is completely turn-key. Their Project Manager will handle everything from the permits to the punch list while you go about your daily life. You’ll also receive weekly updates through the process. They want to get the house on the market quickly (just like you do!), so they generally complete their projects within weeks, as opposed to months.

List the Home For Sale

Once the project is complete, your Realtor will list the home. The property needs to be listed within 5 days and remain on the market until it sells.

Closing

No need to worry about paying Improvio, they get paid when you do at closing. The title company will pay them for the renovations through the proceeds of the sale at settlement.

Is there an income requirement or a credit check involved?

There are no minimum income or credit requirements, and Improvio requires no money before settlement. Their decision to take on a project is based on the homeowner’s equity.

Do I need a Realtor?

Yes. Improvio requires you work with a licensed Ohio Realtor to participate in the program. Improvio will be investing their own money into your home's renovation and receiving payment when your home sells, plus a portion of the additional value created by these repairs. As such they have a vested interest, and will require you work with an approved top local real estate professional to ensure your home sells for top dollar. If you don't already have a Realtor, Improvio is happy to refer you to one of their trusted partner agents.

What happens if the home doesn’t sell?

All homes will eventually sell and they willl wait as long as it takes to get paid. While there is no time limit, they do require the house to remain on the market until it sells, unless they choose to pay Improvio directly for our work.

What type of work do they do?

They handle all types of pre-sale renovation projects inside and outside of the home—kitchen remodels, roof repairs, bathroom upgrades, flooring replacements, HVAC, mold remediation—anything that’s required to get the house move-in ready.

Who does the work?

They do! They are licensed and insured general contractors and have Project Managers who are full-time Improvio employees. They also rely on a network of vetted, licensed, and insured subcontractors for our projects.

What types of materials do you use? Do you only use cheaper materials?

Not at all. They have a brand and reputation to maintain with not only sellers, but agents and buyers as well. They have a portfolio of quality materials that they know buyers love. Cabinets, flooring, carpet, paint color—they hand select the materials in the portfolio based on their performance in their numerous previous projects. They use high-quality materials that result in amazing transformations, and because they operate at scale, their prices are very competitive.

If I work with Improvio, who owns the home?

You own the home! You control the property and receive the benefits of home ownership, such as occupancy rights and income tax deductions.

Improvio is not an owner and has no rights of occupancy. When you sell your home, you'll need to pay Improvio back an amount equivalent to their original investment, plus their share of your home's change in value over it's predetermined "as-is" value.

What’s the catch?
